ONE of Petaling Jaya’s high-rise developments, Biji Living by the Conlay Group, borrows from the concept of birds making homes on tree branches.

The word biji means seed in English, and a seed that has been planted and nurtured well will eventually grow into a tree.

Its dense foliage offers cover and shelter from the elements of nature, while the branches provides space for birds to nest.

Right in the heart of Section 17, the mixed development sits on a 0.8ha freehold land with approximately RM350mil in gross development value (GDV).

 

With a total of 425 units, the developer aims to provide spacious and comfortable living by offering a choice of studio, one and three-bedroom apartments. Built-up area ranges between 550sq ft and 1,095sq ft, with prices starting from above RM400,000.

Conlay Group recently held a balloting session for purchasers to book units of their choice, and a strong crowd waited in anticipation for their numbers to be called out. The developer launched the project on the same day.

Murali Nair, 53, who was at the session with his wife, Sumita Nair, 49, booked a studio apartment. “We liked the Biji Living apartment because it’s on a freehold land close to where we live; Section 17 has ample amenities and easy access.

“We haven’t decided what to do with the studio yet. It could be our retirement home, we may rent it out, or perhaps let our children stay there when they shift out,” shared Murali, who is a sales manager in the semiconductor industry.

He is currently staying in SS23, Petaling Jaya with his family.

Toying with the idea of using the studio apartment for retirement was Victor Lee, 57, from Bandar Utama.

“We like the place because it’s convenient as it is accessible by major highways, and there is a shopping mall below the apartment.

“Biji Living is also low density, and we can avoid the traffic jam if we stayed here,” explained Lee, who was at the balloting session with his wife.

Besides the two towers of apartments, residents can look forward to a new neighbourhood mall which will take up two floors below. Spanning a net lettable area of 7,432.24sq m, the retail mall will have Aeon Maxvalue as the anchor tenant, and many food and beverage outlets.

The mixed development also has ample parking space – approximately 1,047 units – for residents, visitors and mall shoppers.

Conlay Land Sdn Bhd senior property development manager Erwin Ho said the freehold land for the development was one of the last few plots located in Petaling Jaya which can be developed.

“Residential units in Petaling Jaya are getting more and more scarce, unless more developments come up. Biji Living development is suitable for those living in Section 17 if they don’t intend to move out from the area such as residents who have retired, or children who want to stay close to their parents.

“Our apartments are designed to cater to the younger generation and families of all sizes. Based on our market research and clientele list, the majority of our purchasers are in their mid-30s, followed by those in their 20s, and lastly, 40 and above,” revealed Ho.

Ho added that the group hoped the Biji Living project would rejuvenate this part of Petaling Jaya as it was surrounded by a mature neighbourhood comprising bungalows, semi-detached and link houses, shops and a fresh market, all of which have been in existence for more than 40 years.

In line with their project development, the Conlay Group will also be upgrading the roads by widening lanes for better traffic flow, said Conlay Group of Companies director Lim Lian Chee.

“Traffic around the square will be changed to one-way traffic, and two more traffic lights added at two intersections. We are also looking into covering the monsoon drains nearby for road widening purposes. With this, we are confident that the traffic flow will improve,” Lim pointed out.

Because of its central location in an established neighbourhood, Biji Living is easily accessed from Sprint highway, Damansara-Puchong Expressway (LDP), NKVE and Federal highway, and is in close proximity to medical facilities, schools and universities.

The construction of Biji Living development is slated for completion, together with the handing over of keys, by the end of 2017 or early 2018.
